How do your costs align with local price guidelines?

We use Xactimate and Symbility, the same estimating software used by the insurance industry. This ensures our pricing stays consistent with what adjusters expect to see for home repairs.

Who handles the building permits?

Vintage Reconstruction handles the entire permitting process, including filing paperwork and coordinating all required city or county inspections.

How are change orders and unexpected costs handled?

If we find unforeseen damage during the job, we discuss it directly with your insurance carrier. For any elective upgrades you request, we provide a price estimate for your approval before that work begins.

What kind of warranty do you provide?

We provide a warranty on all work once the project is finished, the final invoice is paid, and you have signed a Certificate of Satisfaction.

How will I be updated on the progress?

We set up a dedicated communication method, typically via text or email, between you and your assigned superintendent. You’ll receive regular updates and photos from start to finish.

What are my financial responsibilities?

You are responsible for your policy deductible, any unrecoverable depreciation, and the cost of any elective upgrades or change orders not covered by your insurance.

Can I stay in my home during construction?

This depends on the scale of the damage. For smaller repairs, you can usually stay home. For major renovations where utilities are interrupted, it may be better to stay elsewhere temporarily.

What happens to my furniture and belongings?

If necessary, we can coordinate the packing, moving, and storage of your contents. We can store items on-site in a portable container or off-site at a secure facility.

Who is supervising the work?

A Vintage superintendent is assigned to your project to coordinate all trades and timelines. They serve as your single point of contact and ensure the work is done correctly.

Can I have you do work beyond what is included in the repair estimate?

Yes. Many homeowners choose to add extra projects while we are already there, such as painting rooms that weren't damaged or replacing a front door. We simply treat this as a separate "non insurance" portion of the contract and provide a clear estimate for the additional labor and materials.

Do I have to replace damaged items with the exact same materials I had before?

No. Your insurance policy is designed to pay for the cost of "like kind and quality" materials, but you aren't forced to use them. For example, if you had carpet that was damaged, you can apply the insurance allowance toward the cost of installing hardwood or tile instead. You just pay the difference in material costs.

How does the pricing work for upgrades?

We separate the costs. Your insurance carrier pays for the "like kind and quality" repairs to get you back to your original state. We then provide a separate estimate for the "overage" the difference in cost for higher-end materials or additional square footage that you choose to add.
